The purpose of this assessment is to evaluate the current condition of the interior and exterior of the building-s insulated glazing units and all spandrels, caps, pressure caps, thermography and façade to identify potential risks associated with cracked or deteriorating windows that may pose a safety hazard by falling. The consultant will review existing reports and visually inspect the windows and façade to determine the level of risk and provide recommendations for necessary repairs or actions. The consultant should be a structural engineer, building envelope specialist, or façade consultant with experience in building safety, facade inspections, and risk assessments. The consultant must have expertise in identifying safety concerns related to glass and building façade and be familiar with building codes and standards for safety in such assessments. The consultant will provide recommendations for repair or replacement of any cracked, damaged, or unsafe windows or façade materials. The consultant will specify which issues require urgent or emergency repair work to prevent further risk, and which can be addressed during scheduled maintenance or repairs. Emergency recommendations will be accompanied by recommended safety precautions (overhead protection, fencing, etc.) to be implemented until the safety risk is mitigated or removed.
