Provision of Heating Ventilation and Air Conditioning Major Maintenance Service at the Dbsa Campus.
Provide a Full once off Major Maintenance Service of All Hvac Units Listed below:
• 389 by 12000 Btu Defy Non Inverter Console Units.
• 115 by 15000 Btu York Inverter Console Unit.
• 2 by 50000 Btu Cassette Unit.
• 5 by 48000 Btu Split Unit.
• 5 by 18000 Btu Split Unit.
• 2 Aiac Smart Cool down Blower Unit.
• Cold Room Service and Replace Fan Motor (Model su101h).
• 3 Cold Room Service and Re-Gas.
• Freezer Room Service and Regards.
• Freezer Room Replace Compressor (Model fh2511z) and Service
• Check Operation of Sewer Extraction Unit Replace v Belts and Service (Wc).
• Check Operation of Canteen Extraction System and Service.
• Check Operation of 12 x Toilet Extraction Units- System and Service.
• Provide 14 New Equipment Logbooks.
3. Service Provider Maintenance Requirements
• Report to Facility before Commencing with the Service.
• Ensure that Filters are Checked, Cleaned, and Replaced if Necessary.
• Ensure that Refrigerant Level is Checked and Topped up if Necessary, Cost to Service Provider.
• Check the Operation of All Electrical Components and Controls.
• Provide Facility with Works Order for Every Section Completed
• Console Heater Element, Filters and Unit Controller will be Supplied by Dbsa. Allow for All Expendable
Materials Necessary for Servicing Such as Lubricating Oils, Grease, Refrigerant, and Cleaning Materials Cost
To Service Provider,
• Make Sure that All Vents are Clean and Free of Dust Particles.
4. Safety Requirements before Equipment Service
• Notify Facilities Management that the Equipment will be Shut down.
• Lock and Tag All Energy Isolating Devices.
• Adhere to Safety Precautions Listed below:
• All Workers must Wear Safety Shoes
• All Workers must be in Their Company Uniform.
5. Split, Console, and Cassette Unit
• Clean Coli and Straighten Damaged Fins on Both the Indoor and Outdoor Units
• Remove Unit (Console) from the Building to Power Wash Condensers and Evaporators
• Power Wash Condenser and Evaporator Coil (Split and Ceiling Cassette)
• Check System for Corrosion
• Check Operation of Humidifier
• Check and Clean Condensate Pans and Drainpipes
• Check Operation of Dampers
• Check for Any Leakages

• Check and Lubricate Bearings and Linkages
• Check Operation of Cooling and Heating
• Inspect Pipe Insulation and Replace if Damaged
• Replace Filter Dryer if There-S No Gas in the System
• Check All Electrical Connections, Controls, and Safety Functions
• Check Operation of De-Ice Controls, Hp, Lp Safety Controls and Compressor Contactor
• Check Suction and Discharge Operation Pressure.
• Clean All Units
• Make Sure that All Console Units are Properly Mounted after Service and There-S No Vibrations when
Operating
• Re-Gas if Necessary.
6. Down Blower
• Check Blower Balancing, Vibrations (Mm/S)
• Check Blower for Bearing Wear
• Confirm Fan Mounting Rubbers are Secure
• Check Condenser Coil for Cleanliness
• Check Electrical Connections
• Examine Motor Mounts for Tightness
• Verify that Bearings are in Good Working Order
• Confirm that the Refrigerant Lines are Supported
• Clean Humidifier Internal Drain
• Check for Any Leaks
• Test Humidifier Operation including Manual Flush Operation
• Check Humidifier for Scale Deposit on Bottle and Electrode
• Check Operation of Chilled Water Pump
• Check Refrigerant Line for Leaks or Damage
• Check Line for Moisture Using the Site Glass
• Monitor Suction Pressure
• Monitor Head Pressure
• Monitor Discharge Pressure
• Check Lp and Hp Switch for Normal Operation
• Check Superheat
• Check Sub Cooling
• Check Compressor Noise Vibration
• Check Compressor Starting and Running Currents
• Check Fuses
• Check Electrical Loose Connections
• Check Operation Sequence
• Check Contactor for Pitting
• Set, Adjust, and Tighten the Functional Elements
• Check Active Alarm and Alarm Log.
• Record All Finding in the Record Sheet/Job Card and Submit to Facilities
7. Cold Room and Freezer Room
• Check Condenser Coil Fins and Clean if Necessary
• Ensure that Compressor is not Leaking Oil
• Ensure Cold Room is Cooling to the Correct Temperature
• Check Secondary System Head Pressure
• Check Evaporator Fins and Clean if Necessary
• Ensure that Reverse Blowing is Functional
• Check Levels of Refrigerants and Insure Optimal Functionality

• Check All Control Valve
• Ensure that Defrost Function is Working
• Check that Evaporators are Optimally Functional
• Check All Surfaces for Unwanted Substance (Leaked Product, Mould etc.)
• Perform a Final System Functionality Test and Check for Any Malfunctions
8. Toilet Extraction System
• Service and Clean Diffuser.
9. Air Con Ventilation System at Welcome Centre
• Check Operation of the Motor.
• Replace Bearing if Necessary.
• Service and Replace All v Belts.
